Boost property value by £133,480 with simple cleaning and DIY tips

With the property market slowing down, many sellers are looking for ways to increase the value of their property. According to Nationwide Building Society, house prices fell by 31 percent year-on-year last month in the biggest annual decline since July 2009.

The figures also revealed prices fell monthly by 0.8 percent in a seventh consecutive decrease.

Last month, the average UK house price was £257,122. Robert Gardner, Nationwide’s chief economist claimed market activity has been “subdued”.

With Easter around the corner, many property sellers will be looking for ways to boost the overall value of their homes so they can sell them for the best price.

Property manager Terry Fisher at We Buy Any Home has shared some easy spring cleaning jobs which could increase the value of a property by £133,480, based on the average house price of £290,000 according to the Office for National Statistics (ONS).

Boost kerb appeal and add up to £110,280

While people shouldn’t judge a book by its cover, they often do and it only takes a few seconds to make a first impression.

According to We Buy Any Home, giving the front of a property a makeover can add as much as £110,280 to its value.

Improving a home’s kerb appeal will create an advert for the property which means it could sell faster.

Sellers should try doing something as simple as cleaning the windows and window frames to make a home more presentable or painting exterior walls a fresh, neutral colour.

A fresh lick of paint will make the property look clean and inviting and can add two percent to the value of the property.

Terry continued: “A fresh coat of paint on the front in any colour that suits the property can brighten up the space, making it seem more inviting to potential buyers.

“Recent studies have shown that bright red doors increase your kerb appeal so much that the property could sell for up to 36 percent more than the national average price.

“Don’t forget about your door furniture like the letterbox, doorknob, and number – cleaning or replacing them will complete the job and finish off the makeover.”

However, as they cost a lot to replace, there are ways to update them without getting a whole new kitchen and bathroom fitted and eating into how much value you’re adding.

Terry continued: “Sanding and painting cabinet doors from old stained wood to a fresh, neutral colour can make the kitchen look brand new, and is much cheaper than replacing all of the cabinets entirely.

“Changing old, outdated taps to something sleek and modern will make the bathroom look brand new, even if the old bath and sink are exactly the same.

“If the grout is looking a little grimy, brighten it up with a grout pen. White will look clean and fresh, and black will look sleek and modern, particularly with white tiles.”
