A vacant block beside a popular Alkimos pub could soon be no more.
The Metro Outer Development Assessment Panel will debate on Friday morning whether three major fast food outlets should get the green light to be built along Marmion Avenue.
The development worth $3.6 million will home the coastal suburb’s first few major fast food chains, with the closest others being in Butler.
Alkimos Combine wants to build a Chicken Treat, a Hungry Jack’s and an unnamed third venue across 4374sqm near The Landing.
An application was lodged in November 2022 and advertised for a fortnight.
Of the 14 submissions received, 10 objected, three supported and one was neutral.
Noise impacts on residential surrounds, traffic movement and the potential for anti-social behaviour were a few of the issues raised.
Others were worried about the proliferation of drive-through food outlets in the area, as well as “land use being out of step with the sustainable initiatives of the estate”.
The proposed development is expected to receive about 2939 vehicular trips per weekday, though 50 per cent of this will be pre-existing passing traffic.
Main Roads WA provided a letter of no objection, subject to a set of standard conditions met.
There will be two vehicle access points along Montana Crescent, including one 9m wide on the north portion of the site, and one 8m wide on the southern side.
PerthNow can confirm there will be no access permitted from the ‘controlled access road’ Marmion Avenue due to a Main Roads WA requirement.
The proposed development will provide 30 parking spaces, three ACROD bays, two drive-through waiting spots, and two click and collect bays.
Before a building permit can be issued, a detailed landscaping and reticulation plan must be approved by the City of Wanneroo.
The location, number and type of proposed trees and shrubs must be stated, while the height of trees need to be at least 10m to 12m.
Any lawns to be established, any existing vegetations to be retained, any verge treatments, and evidence that the proposed landscaping will not negatively impact adjoining properties must also be declared.
Lighting, water management, storage, and waste are other conditions that need to be met.
If approved, Alkimos Combine must only use the development for the purpose of a ‘Drive-Through Food Outlet’.
“Drive-Through Food Outlet means a take-away food outlet which includes the sale and serving of food direct to persons driving or seated in motor vehicles. The term may or may not include the preparation of food for sale and consumption within the building, or portion there of,” the definition reads.
The proposed site is bound by a service station to the north.
Alkimos Beach Gateway Shopping Precinct is also nearby.
