A coffee shop and combination hair salon-bar are the first retail tenants to take space in a new Platte Street office building.
Kaffe Landskap and The Olive Tiger — along with a construction firm taking office space — signed leases at the One Platte building at 1701 Platte St. in recent days, according to Melissa Rummel, development director for Denver-based Nichols Partnership.
Nichols developed the five-story One Platte building with San Francisco-based Shorenstein Properties. It was completed last year.
Kaffe Landskap has taken 2,127 square feet north of the building’s lobby. The Scandinavian-inspired coffee shop chain has operated at 1750 Wewatta St. and 1401 Lawrence St. since 2019, and also has locations in New York.
The Olive Tiger, meanwhile, leased 2,588 square feet on the building’s southern corner, closest to Denver Beer Co. SRS Real Estate Partners broker Andrew Clemens, who is marketing the building’s retail space, described the business as a hair salon and bar concept.
The deals leave about 4,900 retail square feet available in the building.
“We’re looking for a full-service restaurant operator to take at least a portion of the space,” Clemens said.
On the office side, St. Louis-based construction firm McCarthy leased 12,500 square feet on One Platte’s second floor. The company’s existing Denver office is just down the street at 2401 15th St. and about half the size — 6,000 square feet, according to the company’s website.
“Their desire was to remain on Platte Street, yet they needed to grow,” said Newmark broker Jeff Castleton, who represented the landlord in the deal.
McCarthy and RiNo-born tech firm Velocity Global combine to take up about half of One Platte’s second floor. The remainder of the floor is being built out as a spec suite so a future tenant can move in faster, Castleton said.
The third floor of One Platte remains vacant. The fourth and fifth floors are leased to the tech firm Robinhood, but the company hasn’t moved in and is seeking to sublet both floors.
