A majestic duplex apartment in Paris has gone on sale in an innovative online auction this weekend, with bids starting at a staggering £4.2million.
The property, located in the 8th arrondissement of Paris, boasts a magnificent roof terrace with views of the Eiffel Tower and Arc de Triomphe, French newspaper Le Parisien has reported.
The “experimental” auction model allows agencies to offer a home for sale online, opening it up to candidates who have visited the property in person beforehand and are therefore considered eligible bidders.
This sale strategy, aimed at increasing transparency in the process, was developed by luxury property agency Barnes.
As the end of the sale approaches each bid made will automatically extend the process by a further five minutes, with online buyers seeing offers in real-time and bidding in increments of £85,000 at a minimum.
This new selling mechanism makes for a fairer process, avoiding the traditional “first come, first served” rule.
Julien Bourdry, director of Barnes Côte d’Azur, told French news outlet Capital: “Interactive sales can be interesting for selling two types of goods: one that is hard to sell, which thus benefits from much better publicity with an attractive call price.
“And the one, at the other end of the spectrum, which faces enormous demand from buyers.”
In addition to its prime location, the stunning apartment occupies the top two floors of a luxury building from the 1930s.
It offers various amenities, including a 24-hour concierge service, a master suite with an en suite bathroom and dressing room, a TV lounge, a fitness room, and a hammam.
The roof terrace, designed as a landscaped garden, provides an exceptional panoramic view of some of the best monuments in Paris.
It is equipped with a relaxation area, a table, a kitchen, a bar, a shower, as well as modern lighting and sound systems.
The property also comprises a large living room with bay windows that open onto a large balcony, as well as a dining room with an adjoining open kitchen which opens onto a single-storey terrace offering beautiful views of the French capital.
The prospective buyers will also enjoy a master suite with a small TV lounge, a bathroom, a dressing room, a laundry room and a fitness room.
The auction process ended on July 6 at 7pm on a secure platform – although the seller is not obliged to sell his property to the highest bidder.
Barnes explained: “An online offer does not constitute a firm and definitive offer […] but a simple purchase intention.
“It is up to the seller to then select the offer that suits him best.
“Even if it means not necessarily choosing the highest offer, but the one that gives him the most guarantees.”
