Steeped in history, Passalacqua is a gem that has been waiting to be revealed to the public. Built in the 18th century by Milanese architect Carlo Felice Soave for Count Andrea Lucini Passalacqua, the sprawling villa is set on land once owned by Pope Innocent XI and sits atop seven acres of terraced gardens that cascade down to Lake Como. Over the years it has welcomed several notable guests, including Vincenzo Bellini who composed La Sonnambula in the private home’s music room and Winston Churchill. After changing hands multiple times, the neoclassical estate was acquired by the De Santis family in 2018.
Lake Como natives and the owners of Grand Hotel Tremezzo—one of the destination’s finest properties—the De Santis family recognized that this crown jewel was meant to be seen. So after three years of meticulous restoration, they opened the doors of Passalacqua to discerning guests last summer. And after a brief winter break, the magical boutique property is now ready for its first full season.
Staying true to its origins, Passalacqua feels and looks like a home, albeit one that belongs to someone with impeccable taste. For that, we have Valentina De Santis to thank. The hotelier combed through antique stores and auctions for vintage pieces and worked with both local artisans and generations-old companies for decor that serve as a tribute to Italian style and craftsmanship. The curtains are made from silk taffeta sourced in Como; Barovier & Toso Murano glass chandeliers are suspended from the ceilings; the pool area showcases upholstery by La DoubleJ’s JJ Martin; more than 20 varieties of marble were culled from around the country; even the chic staff uniforms are designed by Giuliva Heritage.
There are just 24 accommodations spread between the main villa, Casa al Lago, and Palazz, the converted stables where you’ll also find the property’s spa. Each of the elegant digs have been individually designed, but expect pleasant surprises and modern luxuries like custom Barbini mirrored chests that conceal the complimentary minibar, vintage-style steamer trunks by Bottega Conticelli that reveal flatscreen TVs with the push of a button, and marble bathrooms complete with standalone tubs and Dyson’s full range of hair tools.
In addition to being a design lover’s paradise, the relaxed ambiance coupled with whimsical touches is what makes Passalacqua so special. Breakfast is laid out in the open kitchen and guests are invited to speak with the team about the day’s menu. Prefer to have lunch down by the lake or dinner in the rose garden? That can easily be arranged. And the jars of candy that line one side of the reception room aren’t just for show—the accompanying stack of goodie bags are meant to be used.
During your stay, make sure to also inquire about the daily activities. While you’re certainly free to explore the paradisiacal grounds and make use of the fitness center overlooking the olive grove or play a few games of tennis on the clay court, Passalacqua also offers scheduled experiences that range from wine and cheese tastings with the sommelier to open-air movie nights. But if you’ve decided to spend most of your time in Como relaxing by the pool or enjoying the lake, no one would blame you. After all, the property does have an attractive oasis and two vintage boats that are perfectly suited for both occasions.
