Santana Row in San Jose adds 15 new merchants, including Yeti

SAN JOSE — Santana Row — whose foot traffic and visitor levels now top those the destination center enjoyed prior to the coronavirus outbreak — has landed a fresh crop of merchants, the mall said Monday.

The new merchants include a mix of shops and restaurants that have recently opened, will open by year’s end, or have openings scheduled for sometime in 2023, Santana Row said.

YETI, which is known for its tumblers, coolers, bags and drinkware, has leased space in Santana Row, the center said. YETI signed its lease over the weekend.

Other merchants announced by Santana Row: Dumpling Time, CB2, Le Labo, Paige, UpWest, Gents Barber Shop, Optical Illusions, and Momosan Ramen & Sake, which opened this year.

Mejuri, Palmetto Superfoods, Athleta, Bob’s Donuts, Urban Plates, and an expanded Madewell will be coming soon.

YETI and Urban Plates both aim to open their locations at Santana Row sometime in 2023.

“The leasing environment is so robust,” said Collette Navarrette, senior director of marketing with Federal Realty. “Traffic at the center is increasing.”

The open-air San Jose center contains stores, restaurants homes, entertainment sites and office buildings, according to its principal owner and developer Federal Realty.

Santana Row also has managed to land big leases with high-profile tech companies.

NetApp located its world headquarters at 700 Santana Row after relocating from Sunnyvale. Splunk is located at 500 Santana Row.

“We are seeing market-leading occupancy rates at 90%,” Navarrette said.

Santana Row has experienced a major upswing in foot traffic, an improvement that began to materialize in a big way this year.

The improvement is sturdy enough that Santana Row’s foot traffic now tops the level that the center experienced prior to the business shutdowns that state and local government agencies ordered to combat the spread of the coronavirus.

“We are at pre-pandemic traffic numbers,” Navarrette said. “It is a complete rebound. We were inching up to the pre-COVID levels last year. But now we are fully back.”

Santana Row executives believe the center has prospered despite the coronavirus-linked challenges because so much of the mall is open-air.

“We are an outdoor center, we have expanded patios that are outside,” Navarrette said. “We have rebounded faster than many other retail centers.”
